First Community Housing (FCH) is looking for a passionate individual with strong analytical skills and great experience working with low-income households, for a full-time position as an Asset Manager. This is a chance to use your analytical skills to help those who need housing in San Jose and surrounding communities.
FCH exists to build affordable housing in the Bay Area that integrates high quality, responsiveness to resident needs, and environmental sustainability. Over the past 30 years, FCH has built over 1,400 affordable apartments, many of which are LEED-certified Gold and Platinum.
We are proud of housing over 3,300 individuals in one of the most expensive rental markets in the world. Our housing ranges from Seniors and Families, to SRO’s and the formerly homeless. We have a variety of Special Need housing, including the Developmentally Disabled and Veterans.
We are looking for a creative analytical professional with experience in increasing the cash flow at properties in order to provide more services to our tenants and add more green features to our properties. The individual should enjoy collaborating with other professions and also work well alone.
Job Description: Asset Management: Asset Manager
Position Overview:
The purpose of Asset Management is to use the assets to meet the goals of First Community Housing. The “Assets” are the portfolio of affordable properties and are the primary responsibility of the Director of Asset Management and staff. The goal of First Community Housing is to provide high-quality affordable housing to low-income households. The housing must be healthy to both our tenants and staff, and environmentally sustainable. The purpose of the Asset Manager is to assist the Director of Asset Management in maintaining First Community Housing’s portfolio of affordable rental housing. The Asset Manager will be responsible for 8-12 FCH properties.
Responsibilities:

Review financials on assigned First Community Housing properties in Operations on a monthly basis.

Budgets – Work with Property Management on Budget to be submitted to Finance Committee.

Audits – Review budget draft with Director of Asset Management and submit drafts and finals to lenders and investors.

Vacancy Tracking: Follow-up on all vacancies over seven days without a signed lease.

Reports Tracking: Update schedule and archive all reports to due to all lenders and investors. Includes coordinating with Property Management Companies.

Assist Director of Asset Management in preparation of Five-Year Replacement Reserve studies.

Follow up with management companies to make sure all reserve request are completed by the end of the
year. -
Maintain Bank Account Report Annually

Maintain Real Estate Owned Report Annually

Vendor Tracking – Responsible for tracking work and payments of preferred FCH vendors and insurance claims.

Member of Supportive Housing Task Force, which meets as needed.

Other duties as assigned.
Qualifications:

Education – Bachelor’s degree or equivalent combination of education/training/experience

Experience – 2 or more years working in Asset Management, Property Management, or Project Management in affordable housing,

Experience – Ability to maintain good relationships with lenders and investors

Experience – Ability to supervise and evaluation work of vendors.

Experience – Ability to work with Resident Services

Education or Experience – Ability to obtain LEED Green Associate with 12 months of employment.
