ROOSEVELT PARK APARTMENTS
80 units: multifamily housing with a mix of studios, 1-BR, 2-BR, and 3-BR units
The Roosevelt Park Apartments site is located at 21 N. 21st Street, toward the western end of the Roosevelt Park Urban Village. The property, which is currently vacant, sits just north E. Santa Clara Street and is surrounded by the indoor batting cages, Roosevelt Park, and Roosevelt Community Center. With the Rapid Bus 522 Corridor only steps away, the site has excellent access to high quality public transportation.
First Community Housing plans to build 80 units of multifamily housing with a mix of studios, 1-BR, 2-BR, and 3-BR units. Twenty (20) of the units will be set aside as permanent supportive housing and 20 units will be designated as rapid rehousing units. The remaining units will be offered to individuals and families earning up to 50% of area median income. Our target population will be young adults who are homeless or at risk of homelessness, homeless families, large families (5+). If possible, we would also like to serve foster families and/or survivors of domestic abuse in our development. Following the Bill Wilson Center’s model, our goal is to have income qualified teachers, social service workers, and foster families living at Roosevelt Park Apartments who can serve as mentors for the young adults.
In keeping with the goals of the Urban Village Plan, Roosevelt Park Apartments will be a mixed-use, 8-story building with 2 levels of garage parking, 6 levels of residential units, and 1 level of commercial office space. The plan is for First Community Housing to move its main office to the commercial office space, which will be located at the top level of the building. Common areas will include the Property Manager and Social Service Coordinator’s offices, private rooms for case managers, large and small meeting spaces, a computer lab, open lounge/seating areas, a central laundry facility, and a large outdoor space on top of the garage podium that can accommodate a children’s play area, community garden plots, and seating.
FCH is a recognized leader in creating green, affordable housing and like FCH’s other new construction projects, Roosevelt Park Apartments will be designed as a LEED Platinum project. In addition to sustainable building strategies such as selecting healthy building materials, incorporating water and energy efficient measures, and providing each household with free Eco Passes, FCH will seek out innovative new technologies to showcase in this signature building.
