Second Street Studios is located at the intersection of South Second Street and Keyes, a gateway to Downtown San Jose’s southern entrance. This 135 unit affordable housing project occupies four floors above commercial space. The retail will be owned by a separate entity through condominium sub-division.

Rob Wellington Quigley, FAIA is an award-winning architectural firm that designed the five-story building.


The current plan includes 9,000 square feet of commercial space on the ground floor, with on-site parking for customers, employees, and residents. The building will have two elevators and is registered in the LEED for Homes Mid-rise pilot program in which it is expected to receive a LEED Platinum certification.  The building will have an accessible, green vegetated-living roof with drainage gravity fed to a bio-swale at grade going out to Third Street. The commercial area will be divided into approximately 4-8 separate spaces for lease to businesses, such as supportive service nonprofits and shops/restaurants, which will

serve the local community. Structured retail and residential parking will be provided on the ground floor and below grade. Bicycle parking will also be available.


Of the 135 units, one is a 2BR manager’s apartment, 6 are 1BR apartments and 128 are 450SF studio apartments. All units have a kitchen and accessible bathroom. The 1BR and 2BR units have exterior balconies. All units are permanent supportive housing with Project Based Vouchers for extremely low income households that are the most vulnerable to the high housing costs in the region. FCH will partner with experienced healthcare and supportive service provider, Abode Services to ensure that appropriate on-site services are available to improve the quality of life of this special needs population.​​​​​​​​​​

Public Amenities:

The project is located in a Neighborhood Business District and is just half a mile from downtown San Jose, a core retail district. Cadwallader Park is located adjacent to the site, Bestor Art Park is located 1/3 of a mile to the northeast of the site, and a large destination park, Kelley Park, is approximately 3/4 of a mile to the northeast. Other small neighborhood parks are within one mile of the site. A transit stop serving multiple bus lines (local VTA routes 25, 66, 68 and 82) is adjacent to the site, at the intersection of South First Street and Keyes. During peak commute hours, approximately 15 buses per hour serve this transit stop in each direction. First Community Housing facilitates the use of public transportation by providing all of its tenants with free annual “Eco Passes” for unlimited use on all County light rail and bus lines.
